Comparable Sales

The Comparble Sales form can be used to filter a selection set to find similar properties. Filters can be created to specify ranges of sale dates and sale prices, and also to specify a Class Code. Only those parcels that match the filter criteria are displayed. Input any criteria that are desired, or leave an input blank to not exclude parcels based on that part of a range. Click on the "Submit" button to perform the filter and display the results. Information on formatting and ranges is given below.

 

Input Formatting

Sale Price ranges are formatted simply as numbers, without commas or dollar signs. 

Sale Date ranges can be formatted in multiple ways: 

where YYYY is the four digit year, MM is the two digit month, and DD is the two digit day. If only the year is specified (YYYY), it is treated as the start of the year (the start of January). If the year and month are specified (YYYYMM), it is treated as the start of the month. 

Class Codes can be selected from the list, or typed in. For example, by choosing "Residential" from the list, it will select any parcels with a Class Code in the 500s (from 500 to 599). By choosing "Any Class Code" it will include all parcels, regardless of Class Code. By choosing "Other" a specific Class Code can be inputted.

Filter Ranges

For the filter ranges, both starting and ending (minimum and maximum) values can be specified. For example, using a price range from $100,000 to $200,000 will show only sales with prices within that range. If one end of a range is left blank, that end will not be filtered. For example, a blank minimum price and a maximum price of $100,000 will show all sales up to $100,000. If both the minimum and maximum are left blank, all sale prices will be shown.
